Where is it?

The Oak Knoll Estates subdivision is located in the northeastern part of the city of Placerville. Just off Combellack road, its the last street that is still within the city limits of Placerville as you are heading north on Hwy 49. 

 

Why Do People Live Here?

Just minutes from town and highway 50 makes this a very convenient and desirable location. Expect clean and well kept lawns and well maintained houses. Its common to see the neighborhood kids playing in the streets of this charming refuge, like a modern day Norman Rockwell painting.

Whats the Neighborhood Like?

Like most subdivisions in the Placerville area, it's rather small (about 50 or so homes). So most people know who their neighbors are and are very friendly to each other. Lot sizes are between .25 and .30 acres. Home prices range (depending on size, condition, updates etc.) between $380,000 on the low end and $550,00 on the upper end with the average sale price around $450,000. The size of these homes range between 2000-3000 square feet and there are both one and two story homes for sale. Most the homes in Oak Knoll Estates subdivision were built in the early 1990s some as late as 2000 (this is a considered 'newer' homes for the area).

What Schools will the kids attend?

If you buy a home in Oak Knoll Estates Neighborhood of Placerville Ca. The public schools serving this area are Louisiana Schnell School (K-5), Edwin Markham School (6-8), and El Dorado High School (9-12). While I love the location and well kept nature of the area I have 2 small concerns. First the roads are a bit narrow and there is not much room for guest parking. Secondly during Halloween (don't take this wrong, I love Halloween and so do my kids) but this neighborhood gets absolutely flooded with people. I have sold several houses on this street and my daughters school teacher lives in Oak Knoll. Last year my daughter volunteered to help hand out candy there and they counted about 1,300 visitors to their front door. While this should not prevent you or anyone from buying in this area its important information to know before putting in an offer.
