Where is it?

Greenstone is a just few minutes west of Placerville and on the north side of Highway 50. This neighborhood is bordered by 2 access roads. Lotus Road (west entrance) and Green Valley Road (southeast entrance). Depending on where your house is located and where you want to go will dictate which entrance is best for you to use.

 

 

Why Do People Live Here?

This impressive and alluring former ranch land is composed of almost 2,265 rustic rolling countryside acres. This Gated community offers Spectacular lake and valley views, and equestrian parcels.  Conveniently located to the west of Placerville and just minutes to Hwy 50 and shopping.  Residents enjoy 261 acres of open space and over 11 miles of riding and hiking trails and a community arena. The community also consists of 3 lakes for swimming and fishing.

Whats the Neighborhood Like?

Parcels range in size between 2 and 20 acres (most are 3-5 acres). This is very much an equestrian community but you don't have to own a horse to appreciate (or live in) Greenstone Country.  Home sizes range between 1800 square feet to 5500 square feet with most being between 3000-3900 square feet. Some of the earliest homes were built in the late 1980s but most were constructed between the mid 1990s to the early 2000s. Home styles/architecture vary significantly. Common to see contemporary ranch homes but also Victorians, English Tutors, Castlebrook and one of my personal favorites Prairie style homes.   

       

 

There are also a very creative style homes. Not sure what to call this.

Where is it?

The Oak Knoll Estates subdivision is located in the northeastern part of the city of Placerville. Just off Combellack road, its the last street that is still within the city limits of Placerville as you are heading north on Hwy 49. 

 

Why Do People Live Here?

Just minutes from town and highway 50 makes this a very convenient and desirable location. Expect clean and well kept lawns and well maintained houses. Its common to see the neighborhood kids playing in the streets of this charming refuge, like a modern day Norman Rockwell painting.

Like most subdivisions in the Placerville area, it's rather small (about 50 or so homes). So most people know who their neighbors are and are very friendly to each other. Lot sizes are between .25 and .30 acres. Home prices range (depending on size, condition, updates etc.) between $380,000 on the low end and $550,00 on the upper end with the average sale price around $450,000. The size of these homes range between 2000-3000 square feet and there are both one and two story homes for sale. Most the homes in Oak Knoll Estates subdivision were built in the early 1990s some as late as 2000 (this is a considered 'newer' homes for the area).

What Schools will the kids attend?

Insider Information

While I love the location and well kept nature of the area I have 2 small concerns. First the roads are a bit narrow and there is not much room for guest parking. Secondly during Halloween (don't take this wrong, I love Halloween and so do my kids) but this neighborhood gets absolutely flooded with people. I have sold several houses on this street and my daughters school teacher lives in Oak Knoll. Last year my daughter volunteered to help hand out candy there and they counted about 1,300 visitors to their front door. While this should not prevent you or anyone from buying in this area its important information to know before putting in an offer.
